Panonia Ranchos

If horses are your passion, this could be the area for you. Located off highway 89, and reached via Prosser Dam Road, most of the parcels are 5+ acres in size. The terrain is generally flat with a mixture of both wooded and open spaces. Prosser Reservoir is close by for fishing in the summer and ice skating in the winter. National forest lands offer almost unlimited horseback riding opportunities. Most residents are full time people who value space, privacy and the convenience of being close to town.

Olympic Heights

Another favorite for full time residents, some of the homes here offer panoramic views of Northstar, the Truckee River and Martis Valley. Midway between Glenshire and downtown Truckee, Olympic Heights is perched on a south-facing hillside above Glenshire Drive and the Truckee River. There is no homeowner association here, and no amenities. Home prices begin in the mid $299,000 range.

Downtown Truckee

Historic downtown Truckee offers a variety of unique properties from condominiums on the Truckee Roll to stately victorian homes on the sloping hills above and along the Truckee River. Zoning is mixed, providing opportunities for both residential and commercial uses. Many homes are protected under historical guidelines recently established by the Town. Current home prices have been $300,000 and above.

Donner Lake

Both local families and second-home owners reside at Donner Lake, bordered by Donner Memorial State Park on the east and Donner Summit on the west. The lake offers homes and lots on the lake, properties with lake views and properties that have a charming wooded environment. Besides boating, fishing and water sports, the area is also a favorite for both local and visiting rock climbers. The Truckee Donner Recreation and Park District maintains the public beach at the west end of the lake. Many properties have been passed down through families for generations, giving the area a real “Old Lake” feeling. Home prices begin around $300,000.

Armstrong and Blitz Tracts

These neighborhoods are located on the north side of Donner Pass Road across from the outlet stores at the west end of town. Substantially built out, there are still a few undeveloped parcels. The topography is generally up-sloping. Some parcels have views of the Pacific Crest and Donner Lake, but most properties are in a wooded environment.
